PORT SOLENT FLOOD WARNING – RESPONSE FROM THE ENVIRONMENT AGENCY

The site may be affected by an extreme flood. According to our published flood map, which provides a general estimate of the likelihood of flooding across England & Wales, the property is shown to be within Flood Zone 2 – an area which may have a 0.1% chance of flooding annually (1 in 1000), ignoring the presence and effect of any flood defences.

Our maps do not take account of flood defences, which protect many areas; flood defences do not remove the risk of flooding, but they do reduce it. They are built to withstand a certain size of flood, but they can fail in extreme conditions.

The Flood Likelihood Category used for Insurance purposes is Low – the chance of flooding in any year is 0.5% (1 in 200) or less. This takes into account the effect of any flood defences that may be in this area. (Just for reference, properties outside of Flood Zones 2 and 3 are also classified as low for Insurance purposes.)

Any property in the vicinity of a watercourse could be at risk of flooding in certain conditions. The Environment Agency has no record of flooding in this area, but not all flooding events are reported to us.

Please note that the above information refers only to flooding from rivers and/or the sea, and that properties may also be at risk from other elements of the drainage system such as surface water, highway drainage and the sewerage system. The Environment Agency is not in a position to comment on the risk from these other systems.
